Get a Jump on the Market: 4 Reasons to List Your Home in the Winter

Thinking about selling your home, but waiting for the flowers to start blooming? Think again! With the housing inventory still at record lows, there’s many reasons why listing your home now is the smartest decision. It’s time to end the myth that Spring is the best time to sell your home. Get a jump on the housing market with these 4 reasons to list your home this winter.

1. January is the new Spring market.  April use to launch the kickoff of the home shopping season as buyers would come out of their winter hibernation looking for their new home. However, the spring shopping season now starts in January according to new research by realtor.com.  January 2019 fell just one percent behind February for highest number of views per listing. “As shoppers modify their strategies for navigating a housing market that has become more competitive due to rising prices and low inventory, the search for a home is beginning earlier and earlier.” George Ratiu, Senior Economist at realtor.com says.

2. Limited Inventory means Less Competition. Waiting for more homes to hit the market in your neighborhood means more competition getting buyers attention. When you list your home in the winter, there are fewer homes for sale. This makes it an ideal time to get your house on the market and sold quickly… and for top dollar.

3. Winter Brings Serious Buyers. Having to get bundled up and go house hunting in the cold is no fun, not to mention then having to pack and move. This means you’ll have less buyers who could potentially waste your time because they’re not sure if they are ready to buy yet. You’ll have fewer showings with serious buyers who know exactly what they want and will likely turn into strong offers.

4. Corporate Relocation. One of the biggest months for corporate relocation is January & February.  Typically when being relocated, one has a limited amount of time and wont have the luxury to leisurely shop for houses for months. This with the added stress of uprooting their family and kids switching school, it’s likely that once they find a home that they’re happy with, they will be ready to sign on the dotted line…and quickly.
